House rules

The responsibilities and obligations of both landlord and tenant are regulated not only by the Act on Residential Leases but also by Malax Bostäder’s House Rules and the specific property’s regulations. These rules have been established to promote tenant comfort, health, and safety, and compliance benefits everyone.
Common Areas and Courtyards

Entrance doors to stairwells must be locked between 22.00–06.00.
Move around common areas without disturbing others. Loitering in common areas is prohibited. Do not air out your apartment into the stairwell. 
For fire safety reasons, items may only be stored in designated storage areas. Flammable and hazardous materials may not be stored in common areas. Car tires (one set) may be stored in the storage area. No items may be stored in stairwells or basement corridors. 
The use of dyeing agents in the laundry room and sauna is prohibited. Glass bottles are not allowed in laundry and sauna rooms. Do not wash carpets in the regular washing machines in the building’s laundry rooms.
Waste must be disposed of in designated locations, and sorting instructions must be followed.
Smoking

Smoking is prohibited inside apartments. Smoking is also prohibited in stairwells, elevators, other common areas, children’s playgrounds, near building entrances and air intake vents, and on common balconies.
Smoking on your apartment’s balcony or terrace is not recommended, as the smoke may disturb other tenants. When smoking, you should follow good practices to show consideration for your neighbors in both the choice of smoking location and the disposal of cigarette butts.
Apartments and Balconies

Respect the peace of other residents in and around the building. Avoid making noise or engaging in other disturbing activities, especially between 22.00–07.00. 
The apartment must be kept in good condition. The tenant must test the smoke detector monthly and contact Malax Bostäder immediately if there is a problem. 
The balcony must be kept clean, and snow must be cleared from it in winter. Do not store flammable or unsightly objects on the balcony. 
Do not wash the balcony with running water. 
Flower boxes must be placed inside the balcony railing. Open flames are prohibited on balconies. Grilling is only allowed with an electric grill on balconies and with gas or electric grills on terraces and in courtyard areas. Fire safety must be observed under all circumstances. 
Water leaks and other issues must be reported immediately to the caretaker or Malax Bostäder. Do not pour or flush waste that could clog the drains in the toilet or other plumbing systems. 
Any signs of pests or insects must be reported immediately to the caretaker or Malax Bostäder.
Parking

Parking is only allowed in designated areas. Guest parking spots are for visitors only. 
Parking spaces are intended only for vehicles in traffic. Abandoned or de-registered vehicles or their parts may not be stored in the parking area or anywhere on the property. 
Motor heater outlets must remain locked. Heating cables must be disconnected from the motor heater outlet after use. The standard socket on the motor heater post may not be used to charge electric cars or heat anything other than the car’s engine. 
Pets 

Pets must be kept on a leash in stairwells and on the property to ensure safe passage for other residents. 
Pets are not allowed in the sauna, laundry rooms, or common washing areas. 
Pet owners must ensure that their animals do not soil the building, its surroundings, green areas, or walls. Pet waste must be picked up. 
Pets are not allowed on playgrounds or near children’s play areas. Pet owners must ensure that their animals do not disturb other residents with excessive barking, meowing, or similar noises. 
Feeding birds, squirrels, and other wild animals is prohibited.
Violation of Rules

Violation of the House Rules may result in liability for damages or termination of the rental agreement. Tenants are responsible for ensuring that their guests also comply with these rules.
